Why is Curb Appeal Important…?


Curb appeal is the attractiveness of a property and its surroundings when viewed from the street. It is one of the most important factors for both rental properties and real estate sales, as it can influence the potential tenants or buyers’ first impression and decision.


Below here are some reasons why curb appeal matters from the point of view of an Investor, a property manager or real estate broker:


  • Increases property value: A well-maintained and appealing property can increase its market value and attract more offers. According to a study by the National Association of Realtors, landscaping can add up to 12% to a home’s value.


  • Boosts occupancy rate: A property with curb appeal can stand out from the competition and draw more attention from prospective renters. It can also reduce vacancy time and turnover rate, as tenants are more likely to stay longer and renew their leases in a property that they are proud of.


  • Enhances reputation: Now for those of us in the Real Estate Business or Property Management, a property with curb appeal can reflect positively on the property manager or real estate broker’s professionalism and credibility. It can also generate positive word-of-mouth and referrals from satisfied tenants or buyers, which can lead to more business opportunities.


  • Saves money and time: A property with curb appeal can prevent costly and time-consuming repairs and maintenance issues in the future. By keeping the property in good condition and addressing minor problems before they become major ones, the property manager or real estate broker can save their clients money and time in the long run.


Therefore, "curb appeal" is not only a cosmetic feature, but also a strategic investment that can benefit both the property owner if they are renting it out or they are planning to sell in the future.  A well manicured and mature landscape pays off in the long run.


So the bottom line is by improving and maintaining the curb appeal of a property value can be increased, occupancy rate will be stable and it helps the reputation and desirability of the neighborhood.
